Zoning Regulations:

All regulations must be in accordance with their relevant acts of parliament. Where any provisions of these building codes contravene a prior MOD policy, these shall supersede. Where Parliament has not made explicitly clear through an act, the following zoning regulations shall apply.

  1. Plot Types
    1. Commercial Plots (c-plots): Commercial plots shall be used for commercial use and must contain a building, a reasonable amount of chestshops, a rentable region, and/or be designated as a corporation hq with regular use.
    2. Residential Plots (r-plots): Residential plots shall be used as a player’s residence and may not be used for commercial purposes. Residential plots must contain a building, and no chestshops shall be placed on a residential plot. A residential plot may have only one rental region, but this region must adhere to the standards set forth in the Rental Regions Act.
    3. Residential-Commercial Plots (rc-plots): Residential-commercial plots may be used as a residential and/or commercial plot. The owner shall have the freedom to choose how to utilize the plot under either of these standards. Residential-commercial plots will count only towards a player’s commercial plot limits.
    4. Commercial Business District Plots (CBDs): CBDs are rentable commercial plots and must contain a reasonable amount of chestshops. Additional rental regions are not permitted within a CBD.
    5. New-Player Plots:New-Player Plots may be comprised of any of the above plot types.
      1. New-Player CBDs can be found down the main road immediately west of spawn. They are marked with a sign designating them as New-Player CBDs. Players who have a join date of less than two months prior to the renting of the CBD are eligible to rent New-Player CBDs. A new player may rent one of these designated CBDs until their initial two months is expired.
      2. Other plots designated to new players shall be publicly noted within the method of distribution designated by the MoD. In order to qualify for one of these plots, players must have a join date of less than two months prior to having the plot transferred to them.
  2. Property Standards
    1. Build Height:Players may apply for an exception to the build height via a MoD Discord support ticket. Plots given an exception shall be logged on the forums.
      1. Unless otherwise stated, the Build limit for Residential Plots shall be 60 blocks from the surface of the highest point of the adjacent road
      2. Unless otherwise stated, the free Build limit for Commercial Plots shall be 60 blocks from the surface of the highest point of the adjacent road. Plots intending to exceed 60 blocks must file a waiver pursuant to the Realtor Act.
      3. All Structures must be attached to the ground unless the structure specifically depicts a flying vehicle (helicopter, balloons, etc).
    2. Agricultural Land Regulations
      1. Commercial plots may have agricultural land, but it must be underground and may not be visible above ground.
      2. Residential plots may have agricultural land both above and below ground. Agricultural land above ground may not exceed a quarter of the plot’s area.
      3. CBDs may not have any agricultural land.
    3. Plot Development
      1. Plots shall not lay underdeveloped for more than 30 days. Plots shall be developed according to the provisions of the plot type. The MoD reserves some discretion on property owners who recently acquired the underdeveloped plot.
    4. Plot Limits
      1. The standard plot limit per player shall be eight (8) of any plot type. one (1) commercial business district plot, and twelve (12) of any other plot type.
      2. Plots that border one another and have a structure that spans both plots may be registered through the MoD as one plot and shall count as only one plot against the plot limit policy. The MoD has discretion over approval of these registrations.
      3. Players who prior to the change in plot limits policy legally owned over the adjusted limit shall have their plots registered and grandfathered in. The amount of registered plots shall not increase. All plots not registered will go through the eviction process. The MoD shall recommend to the MoTF that these players receive steep taxes on any plots over the adjusted limit.
